What actually decides the price of a wash

The honest answer to what does it cost is that it depends, which is unsatisfying, so here is what it actually depends on. These are the things that get looked at before a number gets quoted.

Size, but not the way you think

Square footage matters less than surface area and stories. A wide single story can take less time than a narrow two story, because the second story is where the setup, the reach, and the care all go.

What the surface is

Vinyl, stucco, brick, and painted wood all behave differently. Painted surfaces need a lighter hand and more rinsing. Brick holds growth in the mortar joints. Concrete is its own job entirely, since it takes pressure and a surface cleaner rather than solution.

How much is actually growing on it

A house washed two years ago is a different job from a house that has never been washed. Ten years of buildup takes more solution, more dwell time, and more passes. This is usually the largest single swing in a quote.

Access

Where the water source is, whether there is a gate wide enough for equipment, how close a truck can park, and what is planted against the wall. A tight side yard packed with landscaping takes longer than an open one, because the plants get protected before anything gets sprayed.
